Questions Worth Asking a Buyer’s Lender Before You Accept an Offer
Once you have a serious offer, there’s nothing wrong with reaching out to the buyer’s lender directly to ask a few questions. Buyers and their loan officers deal with unrepresented sellers regularly, and a reasonable lender won’t be bothered by a short, professional conversation about the file. The challenge is knowing what to ask, since most sellers have never been on this side of a mortgage conversation before. Vague questions get vague answers, and a loan officer isn’t going to volunteer concerns about their own client’s file unprompted. A few questions that tend to get useful answers: has the buyer’s income and employment already been verified, or is that still pending? Has an underwriter looked at the file, or has it only been reviewed by the loan officer? Is the buyer’s down payment already sitting in a verified account, or does it still need to be sourced? None of these questions ask the lender to disclose anything private about the buyer’s finances — they ask about the status of the file, which is fair to know before you take your house off the market.
If a lender is cagey or evasive about basic process questions like these, that’s information too. Most loan officers with a strong file are happy to talk about how far along it is, because it helps their buyer’s offer look better.
