In broad terms, here’s the order things usually move in: the buyer completes their inspection and any negotiated repairs or credits get settled, the buyer’s lender orders an appraisal if financing is involved, the loan moves through underwriting, and a title company or attorney prepares for settlement once the loan is clear to close. Each step depends on the one before it, which is why an early delay — especially in underwriting — tends to push the whole timeline back.

Virginia doesn’t require a real estate agent to be involved in this process, but most sellers still work with a title company or real estate attorney to handle settlement.
