Pre-Approval vs. Pre-Qualification: What FSBO Sellers Need to Know
Not every letter a buyer hands you says the same thing, even when they look similar. “Pre-qualified” and “pre-approved” get used almost interchangeably by buyers, but they represent very different levels of review, and knowing which one you’re looking at changes how much weight it deserves. A pre-qualification is usually the lightest version — a lender asks a few questions about income and debt, runs a quick estimate, and issues a letter based on what the buyer told them. Nothing has been verified yet. A pre-approval goes further: the lender has usually pulled credit and reviewed some documentation, though even that can range from a fairly thorough look to a fast, mostly self-reported process depending on the lender. The letter itself often doesn’t tell you which end of that range you’re getting. This distinction matters most when you’re deciding whether to keep marketing the house while you consider an offer. A buyer with a thin pre-qualification hasn’t been through the same scrutiny as one with a fully underwritten pre-approval, even if both letters use confident language. Treating them the same way can mean taking your house off the market for a buyer who’s further from closing than the paperwork suggests.
None of this means you should reject offers with lighter documentation — plenty of buyers with pre-qualifications go on to close without issue. It means the label on the letter is a starting point for questions, not a substitute for asking them.
